Ras Al Khaimah’s Al Marjan Island is already becoming one of the emirate’s busiest new waterfront neighbourhoods, and another major residential project is on the way. Mondrian Al Marjan Island Beach Residences is expected to open in 2028, bringing a mix of beachfront homes, hotel-style amenities, restaurants and social spaces to the island.
The project is being developed by ELEVATE in partnership with Ennismore, with architecture by Gensler and interiors by Bergman Design House. While the design is undoubtedly a big part of the story, for Ras Al Khaimah, the more interesting question is what the development could actually add to the island’s growing lifestyle scene.
A Home That Feels More Like a Resort
The residences are designed to make everyday life feel a little less ordinary. The development will have more than 5,570 square metres of residents’ amenities, including fitness and wellness facilities, social spaces and beachfront areas.
For residents, that means the appeal goes beyond having a sea view. The project is being planned so that much of what one might normally leave home for is available on-site. It could be working out, grabbing a coffee, meeting friends for a drink or spending an afternoon by the water.
The homes range from apartments to larger penthouses. The apartments are planned with open views towards the sea, while the penthouses will have larger terraces, floor-to-ceiling glazing, bespoke finishes and spa-inspired bathrooms.
Fitness and Wellness Get Plenty of Space
The fitness offering is another significant part of the project. The gym will open directly towards an outdoor terrace and pool area. Cardio and strength equipment will be available inside, along with a yoga and Pilates studio.
High above the island, the Sky Lounge is designed to take full advantage of panoramic views of the Gulf. Think a circular marble bar, plush seating and plenty of glass bringing the coastline into view. Then there is the adults-only Sky Pool, positioned more than 200 feet above the sea. Designed as an infinity pool, it is likely to become one of the development’s more photographed spaces, particularly around sunset.
At ground level, the beachfront takes a more relaxed direction. Filia restaurant will sit at the centre of the beach area, alongside an infinity pool, loungers, shaded seating and outdoor dining. The idea is to create a place where residents can spend an entire afternoon rather than simply passing through for a meal.
For RAK residents who are increasingly looking for wellness-focused amenities close to home, this could be one of the more useful additions to the island.
Art Will Be Part of The Experience
One of the more distinctive elements is Mondrian Al Marjan Island’s approach to art. Rather than treating it as something reserved for a few decorative pieces, the project plans to incorporate it into shared spaces.
The lobby, for example, will serve as a rotating gallery, featuring exhibitions by regional and international artists alongside digital installations. For residents, this means the spaces should feel like they’re changing rather than looking exactly the same every time you walk through them.
This art-led approach continues into the interiors. Sculptural lighting, textured materials and bold colours are used throughout communal areas and residences.
Mondrian Al Marjan Island is joining an area that is changing quickly. With major hospitality, residential and entertainment projects already taking shape along the waterfront, Al Marjan Island is becoming less of a place people visit for a single attraction. If anything, it’s growing into a neighbourhood where people can spend an entire day and eventually live.
The development’s combination of residences, restaurants, beach facilities, wellness spaces and social areas fits neatly into that shift. It could add another layer to RAK’s increasingly varied lifestyle offering, mainly for those who want the convenience of resort-style facilities without leaving home.
