Dolce Residences by Wyndham Is Coming to Al Marjan Island

A new waterfront residential project is taking shape on Al Marjan Island, adding yet another boutique address to Ras Al Khaimah’s rapidly growing coastal living scene.

BNW Developments has partnered with Wyndham Hotels & Resorts to bring Dolce Residences by Wyndham to the island, with the project expected to be handed over in Q4 2028.

The development will have 93 residences and 5 highly ground-level retail spaces, with homes ranging from one-bedroom apartments to full-floor penthouses. It will also be the first Dolce-branded residential project in the world, making the Wyndham brand one of the branded residence in RAK’s real estate scene.

What Will the Residences Be Like?

The project is being designed with a strong focus on its waterfront setting. Residences will have floor-to-ceiling windows oriented towards the sea, with interiors using natural stone, warm timbre and brushed metal for a relatively understated look.

Kitchens will be integrated into the layouts, while bathrooms are planned to have a hotel-style finish. Homes will also feature smart-home technology, including AI-enabled features.

The range of properties means there will be options for different types of buyers, from those looking for a smaller waterfront home to buyers interested in larger penthouses.

Dolce Residences also takes a strong focus on wellness. Amenities will include a waterfront pool terrace with shaded lounging and a direct Gulf outlook, and a fully equipped gym paired with dedicated recovery and wellness spaces.

Social spaces and a kids’ zone make the residence family-friendly, while a cycling track, walking promenade, boardwalk and open-air gym add to the outdoor lifestyle appeal.

A Boutique Addition to Al Marjan Island

One of the more interesting aspects of Dolce Residences is its relatively small scale. With 93 homes, it is considerably more intimate than some of the larger residential developments emerging across Al Marjan Island.

The development will also stack its amenities vertically through the building, with additional spaces at roof level. Residents will have access to wellness and lifestyle facilities, while the wider island’s 3.5-kilometre corniche is right outside.

Its location is another obvious draw. The project will sit close to the upcoming Wynn Al Marjan Island, putting residents within easy reach of one of the biggest new attractions coming to the emirate.

For anyone already familiar with Al Marjan Island itself, the location also means easy access to the waterfront, hotels, restaurants and other developments that are gradually changing the character of the area.

The project is part of the growing trend of branded residences in Ras Al Khaimah, where buyers get a private home alongside services and benefits associated with a hospitality brand.
